Buying your Home with Shlomo Arel
1. Determine Your Budget & Get Pre-Approved for a Mortgage
Before we start looking at homes, it's essential to determine your budget. This will help you narrow down your search and ensure that you're not looking at homes that are outside of your price range. Once you have a good idea of what you can afford and comfortable with , it's time to get pre-approved for a mortgage. This will give you an idea of how much you can borrow and what your monthly payments will be.I’ll be able to connect you with a lender if you need so.
2. Research Neighborhoods and understanding your wish list
Once you know how much you can afford, it's time to research neighborhoods and to go over your wish list of what you would like to have in your new home. I will help you with your questions about what neighborhoods have what you are looking for, and what to expect . I’ll have lots of insights about the neighborhoods, and type of home you are looking for.
3. View Homes and Tour Them
It's time to start looking at homes.I will provide you with a list of homes that fit your criteria and schedule tours for you to see them in person. It's essential to tour several homes to get a feel for what's available and to find the perfect home for you. While viewing those homes I will provide you with more insight if you want to make any changes,or if you have specific questions about some of the details of the home we are viewing.
4.Make an Offer and Negotiate the Price
When we find the place you want to call home, it's time to make an offer. I will help you with this process and will negotiate the price on your behalf.Negotiating is one of my favorite things, and I will make sure to get the best deal we can.Keep in mind that the price is not the only thing to be negotiated, but it’s probably at the top of the list.
5. Get a Home Inspection and Possibly a Home Appraisal
Before closing on your home, it's essential to get a home inspection. This will ensure that there are no hidden issues with the property. The inspector will check the visible things in the home , and will provide a good 40+ pages of content on the property. We will then review it together and have our final decision if this is the right home for you.If you're getting a mortgage, the lender will also require a home appraisal to ensure that the home is worth the price you're paying for it.
6. Close on the Home
Once the inspection and appraisal are complete, it's time to close on the home. This process involves signing the mortgage documents and transferring the funds. It's essential to have a lawyer review the documents before signing them.
7. Get the Keys to Your New Home
In order to finish the buying process you will meet at a Title company ith your attorney in order to sign all the paper needed in order to close on your new home. Finally, after the closing process is completed, you will receive the keys to your new home. Congratulations, you are now a homeowner!
